Design-Build Delivers Better Projects. The Data Proves It.

DBIA research across thousands of projects shows design-build consistently outperforms traditional design-bid-build on cost, schedule, and quality. Roberts DBS brings that advantage to every commercial and industrial HVAC project we deliver.

Traditional Design-Bid-Build Is Broken

The design-bid-build model was designed for a different era. It fragments responsibility, rewards the lowest bidder, and creates adversarial relationships that hurt project outcomes.

$86,000
Average staff cost per competitive solicitation — before a single pipe is installed
138+ hrs

6–8 mo

Why Traditional Delivery Fails Building Owners

  • Fragmented responsibility creates finger-pointing. The architect designs in isolation. The contractor bids without input. When problems arise, each party blames the other — and the owner is caught in the middle.
  • Lowest-bid selection rewards corner-cutting. The competitive bid process incentivizes contractors to submit the cheapest possible price — then recover margin through change orders, substitutions, and scope disputes.
  • Design and cost evolve in silos. The architect completes 100% design documents before pricing begins. When bids come in over budget, the project enters costly value-engineering cycles that delay the schedule.
  • Change orders are built into the model. Design documents produced without contractor input inevitably contain conflicts, ambiguities, and constructability issues that generate change orders during construction.

The Hidden Costs of Traditional Procurement

  • 41% of schools fail ASHRAE ventilation standards. Lowest-bid contractors install the cheapest compliant system — not the best-performing one. Building occupants pay for decades.
  • Budget surprises are the norm, not the exception. Traditional projects experience higher cost growth than design-build — because the contractor has no incentive to protect the owner's budget.
  • Procurement alone costs tens of thousands. Staff time for RFP development, publication, evaluation, negotiation, and award averages $86,000 per solicitation for public agencies.
  • Sequential schedules waste months. Design must be 100% complete before bidding. Bidding takes months. Construction cannot begin until the contract is awarded. Each phase waits for the last.

Two Paths to a Project That Actually Works

Whether you have an architect on board or want a single team to handle everything, Roberts DBS delivers integrated design-build with single-source accountability — available through a pre-awarded cooperative contract.

Path 1

Architect-Led Turnkey Design-Build

You bring the architect. We own the critical MEP systems.

Your project has an architect. Roberts DBS steps in as the turnkey design-build partner, taking full ownership of the highest-risk mechanical, electrical, and plumbing systems — the ones where things go wrong on traditional projects.

  • Complete MEP engineering with BIM/CAD clash detection
  • Seamless architect collaboration from design through commissioning
  • Self-performed critical installations by Roberts union craftsmen
  • One point of accountability for all mechanical systems
  • Cost and design evolve together — no bid-day surprises

Our 5-Step Design-Build Process

From initial conversation to building handover, Roberts DBS manages a streamlined process that keeps your project on budget, on schedule, and free of surprises.

1

Discovery

We sit down with your team to understand facility needs, budget parameters, timeline constraints, and operational requirements. We evaluate whether Path 1 (Architect-Led) or Path 2 (Fast-Track Turnkey) is the right fit for your project and provide a preliminary scope assessment at no cost. Timeline: 1–2 weeks.

2

Conceptual Design

Our engineers develop conceptual designs, load calculations, and preliminary equipment selections. You receive a detailed proposal with scope of work, budget estimate, and project schedule — all before any commitment. For turnkey projects, our architecture partners produce space plans and design development documents. Timeline: 2–4 weeks.

3

Procurement & Engineering

With an approved proposal, we finalize engineering with full BIM coordination, procure equipment and materials through our established supply chain, and lock in your guaranteed maximum price. Our BuyFair cooperative contract eliminates the RFP process — your board can approve and we can mobilize in days, not months. Timeline: 3–6 weeks.

4

Construction

Roberts union craftsmen self-perform the critical mechanical installations. A dedicated project manager coordinates all trades, manages the schedule, and provides regular progress updates. BIM/CAD clash detection catches conflicts before they become field problems. Open-book accounting gives you full visibility into every dollar spent. Timeline: project-dependent.

5

Commissioning & Handover

Every system is tested and verified to perform as designed. We commission through both heating and cooling seasons when applicable, train your facility staff on operations and maintenance, and deliver complete as-built documentation. Your project is backed by Roberts' warranty and our ongoing service capabilities. Timeline: 2–4 weeks.
